Floods in Vale Avenue

The central part of Vale Avenue, around the junction with Glebe Gardens, forms a natural dip. It accumulates surface water in heavy rain, when the storm drainage is not able to remove water fast enough. It typically floods on the road to a depth of a few inches, e.g. as happened during thunderstorms on 8 July 2004. However, this area is not recognised in the flood risks considered by the local Council.

But on 20 July 2007 we experienced far worse - two flooding events in which the water reached a depth of two or three feet. At the peak of the second event several houses were flooded and others only narrowly missed the same fate. The flood was made worse by irresponsible drivers creating waves that threw extra water at houses.
